M&R Engineering was responsible for mechanical and electrical design of these two high end homes. Design including HVAC, Plumbing, Lighting, Power, emergency power and Communications.

Key Facts: 

  • Residences are heating and cooled by ground-source heat pump systems.

  • In-floor heating coupled with heated air supplied at glazing from underground ductwork provides a comfortable environment for occupants even with large glazed areas.

  • A make-up air ventilation system is interlocked with the high performance range hood ensuring the house does not become depressurized.

  • Fan-coil units provide zoned heating and cooling and ECM motors allow for low noise levels.

  • Circulation pumps are variable speed with ECM motors to reduce pumping energy which can be substantial in ground-source heat pump systems.

  • Each home has high performance Passive House rated HRVs recovering over 90% of heat from exhaust air.

  • Each home has a DDC control system allowing remote monitoring of HVAC systems when owners are away.

  • Propane gas-fired emergency generators coupled to underground propane tanks can power the homes in the event of a power outage for several days.
